The self-catering lodges sleep between two and twelve guests. The range includes accommodation for couples, families and larger groups, with private hot tubs available across much of the collection. Selected lodges also include an indoor sauna, several ensuite bedrooms, games facilities or views across the loch.
Holiday guests can use the heated indoor swimming pool, bubble pool, sauna, steam room and gym. Admire Spa provides separately bookable treatments, while Little Pipers Soft Play, the Activity Barn and a programme of organised activities give families plenty to do during their stay.
Golf is one of Piperdam’s most distinctive features. The resort has an 18-hole course arranged around the loch and a separate 9-hole course. Visitors can also book footgolf, crazy golf, lessons and equipment hire.
Food and drink are available at the Room with a View Restaurant and Howie’s Bar. The restaurant overlooks Piperdam Loch, while the bar provides informal dining, drinks, live entertainment, sports television and a pool table.

Piperdam provides an extensive collection of detached self-catering lodges for two to twelve guests. Accommodation is individually positioned across the woodland, countryside and lochside areas of the resort.
One-bedroom lodges provide accommodation for two and are designed primarily for couples. Selected choices include a private hot tub, indoor sauna, freestanding bath or ensuite bathroom.
Two-bedroom lodges sleep up to four guests and include a mixture of double and twin bedrooms. The range covers traditional accommodation, pet-friendly lodges and premium choices with private hot tubs or indoor saunas.
Three-bedroom lodges generally sleep six guests. Selected accommodation gives each bedroom its own ensuite bathroom, making these lodges particularly useful for families or groups sharing a holiday.
Four-bedroom lodges sleep up to eight guests. Lochside accommodation is available within this part of the range, with selected lodges including four ensuite bedrooms, private hot tubs and views across the water.

Park Facilities at Piperdam Leisure Resort
Piperdam has a broad range of leisure, golf, spa, dining and family facilities, allowing guests to spend a significant part of their holiday within the resort.
The leisure centre includes a heated indoor swimming pool, bubble pool, sauna, steam room and fully equipped gym. Lodge guests can use these facilities during their stay, subject to current opening times and pool rules.
Admire Spa and Beauty Rooms offers massages, facial treatments and other beauty and wellness appointments. Spa treatments are charged separately and should be booked in advance.
Little Pipers Soft Play has three levels of slides, climbing structures, tunnels, bridges and play equipment. A separate section is provided for babies and toddlers. Admission charges and opening times apply.
Piperdam also has an Activity Barn and an organised programme of bookable sessions. Activities can include target archery, soft archery, axe throwing, indoor Segways, Crazy Carts, Nerf challenges, tennis, craft workshops and pool-based sessions. The programme changes during the year, and most activities require an additional payment.
An 18-hole crazy golf course provides another family activity. Equipment and access can be arranged through the resort, with charges applying.

Golf at Piperdam
Piperdam’s 18-hole course is a par 71 parkland course measuring up to approximately 6,300 yards. It follows the slopes around the resort’s 40-acre loch, with water features, bunkers and a varied mixture of par three, par four and par five holes.
Different tee positions allow golfers to adjust the course length according to their experience. The separate 9-hole course provides a shorter alternative and is also used for lessons and more informal rounds.
Golf lessons, buggies, clubs and trolleys can be booked through the golf team. Green fees, lessons and equipment hire are charged separately.
Swimming, Fitness and Spa
Lodge guests can use the heated indoor pool, bubble pool, sauna, steam room and gym. Children and non-swimmers must be supervised in accordance with the current pool rules.
Admire Spa provides a quieter space for guests wanting a massage, facial or beauty treatment. Treatments and spa packages are separate from the holiday accommodation and are subject to availability.
Food and Drink
The Room with a View Restaurant occupies a prominent position overlooking Piperdam Loch. It serves main meals, lighter dishes, children’s choices and drinks, with breakfast available on selected days.
